Cosmetic-to-medium rehab. Dated kitchens, tired baths, popcorn ceilings, original carpet. We pass on full studs-out gut jobs unless the math is unmistakable.
- Lot
Interior lot or quiet street preferred. No backing-to-major-road or overhead-power-line discounts that resale buyers will repeat back at us.
- Neighborhood
Our core ZIPs first — 77094, 77450, 77433, 77494, 77407, 77581. Established schools, comp depth, and a buyer pool that's already moving.
- Structural integrity
No active foundation movement, no roof past life, no slab plumbing surprises. Brad walks every property before we ever write.
- Value-add ceiling
The renovated comp has to clear the all-in number with margin. If the ceiling's tight, we walk. We'd rather pass than force it.
